Do I need a green card or a specific visa? No. This program is specifically for "Non-Permanent Resident Aliens" who do not reside in the U.S. full-time. Most valid visa types are eligible, and in many cases, a simple valid foreign passport is all that is required.

Can I use a Foreign National loan for a short-term rental (Airbnb)? Absolutely. Many of our foreign clients invest in vacation hubs. We can qualify the loan using the projected short-term rental income of the property.

Where must the down payment come from? The funds must be "seasoned" in a bank account for at least 60 days. While the funds can start in an international account, they generally must be moved to a U.S.-based bank account prior to closing.

Are the interest rates different for foreign nationals? Because there is no U.S. credit history to rely on, rates are typically slightly higher than domestic "conforming" loans, but they remain highly competitive compared to international commercial rates.
