Frequently Asked Questions

Do I need to own the land already? No. We can provide financing to help you purchase the land and fund the construction, or we can use the equity in land you already own as your "skin in the game" (down payment).

What documentation do I need to provide? In addition to standard credit info, we require a detailed line-item budget, a construction timeline, and your builder’s bio or resume showing previous successful projects.

Can I act as my own General Contractor (GC)? In many cases, yes, provided you can demonstrate significant experience in the trades or have a proven track record of managing similar builds. Otherwise, we prefer to see a licensed GC on the project.

Is there a "Permit-Ready" requirement? While we can issue a Pre-Approval and start the underwriting process before permits are issued, we generally require the project to be "permit-ready" or have permits in hand before the final closing and first funding.
