Ground-Up Construction Loans: Build Your Vision from the Dirt Up

Fast, Flexible Capital for Builders and Developers

From single-family infill lots to multi-unit residential developments, LoanHouse provides the specialized capital required to take a project from blueprint to completion. We offer competitive leverage and streamlined draws, so you can focus on building while we handle the funding.

Turn your vision into a reality with financing that moves at the speed of your job site.

Construction Financing Built for Speed

Traditional construction loans from banks are notorious for slow approvals and "red tape" that can stall a project before the first shovel hits the ground. Our private construction programs are designed for efficiency:

  • High Leverage: Up to 90% LTC (Loan-to-Cost) and 75% ARV (After-Repair Value).

  • Fast Draw Turnaround: We know that paying your subs on time is critical. Our draw process is digital and designed for 48-72 hour turnarounds.

  • In-House Underwriting: We look at the feasibility of the project and the experience of the builder, not just your personal tax returns.

  • Interest-Only Payments: Manage your monthly overhead by only paying interest on the funds you’ve actually drawn.

The LoanHouse "Build-to-Suit" Process

We’ve simplified the funding cycle so you can keep your crews moving.

  1. Project Review: Submit your budget (Pro-Forma), plans, and site details.

  2. Valuation: We order an "As-Complete" appraisal to determine the future value of the project.

  3. Closing: We fund the initial purchase of the land (or the horizontal development) and set up your construction escrow.

  4. Draws & Inspections: As milestones are met (Foundation, Framing, etc.), you request a draw. We inspect and release funds immediately.
